Sheboygan Press Building

Sheboygan, Wisconsin

The Sheboygan Press building is a Twentieth-Century Commercial style newspaper office and printing facility constructed in 1924. The two-story brick and concrete building, designed by architect Charles Juul, features an eclectic range of terra cotta decorative elements and a series of one-story additions.

The building is being converted to multi-family residential use in the heart of Sheboygan by Cardinal Capital Management of Wisconsin. The developer is utilizing Federal and Sate Historic Rehabilitation Tax Credits.

Lyon School Apartments

Saint Louis, Missouri

Lyon School was built in 1910 and designed by the famous architect William B. Ittner. Named after Nathaniel Lyon, a Union General in the Civil War, the elementary school was opened for 100 years before closing its doors in 2010.

The large classrooms have been reimagined into unique studio, 1-bedroom and 2-bedroom apartments. The project utilized both Federal and State Historic Rehabilitation Tax Credits.

The Eola Hotel

Natchez, Mississippi

The Eola Hotel was built in 1927 for the Natchez Investment Corporation under the leadership of Leon M. Levy and Isidore Levy, for whose daughter the hotel was named. The New Orleans architectural firm of Weiss, Dreyfous and Seiferth designed the building which was built by New Orleans contactors J. V. and R. T. Burkes. At a height of seven stories, the hotel towers over downtown Natchez where most of the commercial buildings are two stories tall.

The Eola closed for the first time in 1974, and for almost a decade the hotel stood as a monument to a deteriorating historic downtown. It reopened in 1982 after a major renovation designed by Perez and Associates of New Orleans with Charles Moore, a leader in the post-modern movement, serving as consulting architect. The renovated Eola Hotel played a very important role in the revitalization of historic downtown Natchez, but the hotel closed again in late 2014.

The Eola is once again poised for rebirth with plans for a multimillion dollar restoration that will make it once again the crown jewel of downtown Natchez. The development team plans to utilize Federal and State Rehabilitation Tax Credits as part of their capital stack.

Hotel Chloe

New Orleans, Louisiana

The Hotel Chloe’s home on the iconic Saint Charles Avenue in New Orleans dates to 1891. Beginning as a private residence, the home transitioned from boarding house to bed-and-breakfast and has now been restored as an Uptown hotel receiving accolades from the New York Times, Conde Nast Traveler and Travel+Leisure. The project utilized Federal and State Historic Rehabilitation Tax Credits.

Bessemer City Hall

Bessemer, Alabama

The former Bessemer City Hall (1938-41) is a three-story municipal building of buff brick in a modified Art Deco style with a prominent square corner clock tower. The building also housed the City Auditorium was originally designed with a commercial
space on the Third Avenue side. This Works Progress Administration (WPS) was designed by architect Charles H. McCauley.

The building is being converted to multi-family residential use in the heart of downtown Bessemer by Cardinal Capital Management of Wisconsin. The developer is utilizing both Federal and Sate Historic Rehabilitation Tax Credits.

Carver School

Due West, South Carolina

Carver School is an example of the improvements made to educational facilities for African American public-school students in rural South Carolina with the support of the Works Progress Administration (WPA) in partnership with local religious and educational organizations in the 1930s. It is also an example of the broad impact of South Carolina’s public school equalization program in the early 1950s. As a result, the school played a critical role in the African American history of Abbeville County from the time of its construction in the wake of The Great Depression through the Civil Rights era.

Carver School has stood vacant for years, but plans are underway to convert the campus to serve as senior housing.

Hotel Morgan

Morgantown, West Virginia

Hotel Morgan has been a quintessential fixture in the university town of Morgantown, West Virginia since 1925. The 9-story historic hotel includes a basement and approximately 82,651 square feet. The hotel features close to 10,000 square feet of meeting space, including an exquisite two-story grand ballroom. The restoration of the hotel utilized both Federal and State Historic Rehabilitation Tax Credits.

Hawthorne School Apartments

University City (Saint Louis), Missouri

The Hawthorne School Apartments building was originally constructed in 1930 as Nathaniel Hawthorne Elementary School. The original building was designed as a 2 ½ story Tudor Revival-style elementary school The school was designed by noted architect William B. Ittner and was constructed in 1930-31 for the University City Education District.

The original classrooms have been transformed into 35 unique one and two bedroom, loft-style apartments. The project utilized both Federal and State Historic Rehabilitation Tax Credits.

The Courthouse at The Walthall Lofts

Jackson, Mississippi

The Courthouse at the Walthall Lofts is a redeveloped historic building in the center of Jackson’s business, banking, medical and government district. Once the James O. Eastland Federal Courthouse was constructed in 1933. The building originally included the U.S. Post Office, Federal offices, and the U.S. District Court.

The building is an important historic structure, recognized for its significance as an example of Moderne/Art Deco style architecture. The building is also noteworthy as the setting of many historic civil rights trials in Mississippi through the 1950s and 1960s. The building was added to the NPS National Register of Historic Structures in 1976.

The Courthouse at the Walthall Lofts is conveniently located a few miles from Jackson State University, Belhaven University, Millsaps College, and The University of Mississippi Medical Center. The amenity-filled community includes a state-of-the-art fitness center including Peloton bikes including a Crossfit Sled Track, an Arcade, and complete access to all Walthall Lofts amenities, including the pool, business center, and billiards room.

Walthall Lofts Apartments is a redeveloped historic building in the center of Jackson’s business, banking, and government district. Once the Edison Walthall Hotel, the building has been the hub for social events for more than 80 years. Walthall Lofts is conveniently located a few miles from Jackson State University, Belhaven University, and The University of Mississippi Medical Center. The amenity-filled community includes a pool, business center, fitness center, massage room, billiards room, commissary, restaurant, and bar.
